Real Estate
From contract to closing, Girvin & Ferlazzo handles all real estate matters. We routinely represent builders, developers, buyers, and sellers in transactions ranging from residential closings to large commercial acquisitions. Our representation includes addressing project funding and construction issues, land use and zoning matters, foreclosures and evictions, as well as any litigation issues that may arise.
Residential and Commercial
We regularly assist both buyers and sellers in residential real estate transactions from contract review and preparation to closing. On the nonresidential side, our attorneys oversee large commercial transactions involving multiple private parties as well as cities, towns, counties, and school districts. Our thorough review and preparation of all necessary contracts and documents, including all property disclosure statements, helps facilitate the efficient and successful completion of real property transactions for all parties involved.
Land Use and Zoning
Representing private developers, municipalities and school districts, our attorneys frequently handle land use and zoning matters, including area variances, use variances, and special permit applications, in connection with the development and redevelopment of land. As town counsel for several local municipalities, our attorneys are actively involved in identifying applicable land use restrictions and coordinating necessary project approvals. We regularly review land use issues arising from the purchase or sale of property, coordinate compliance with the State Environmental Quality Review Act and other state and local laws, and secure approvals from involved agencies. In addition, this firm is often retained to represent developers and other involved parties in litigation that may arise in the course of project development, approval, and construction.
